Some Tips for Shorter Turn Times
Appraising is a constantly changing profession. Every year, it seems, appraisers are asked to present more information or have steps added to their research. All of this is to guarantee the end user is presented with the best data to be had. To stay current with the continuously changing requirements, Velocity Appraisals, LLC is constantly testing new tools and tweaking processes in order to increase efficiency so we can do more work for you. At Velocity Appraisals, LLC we know that time is important to everybody, so below are some items you can do to decrease turn times whenever you order an appraisal with Velocity Appraisals, LLC.
- Order your appraisals online.
- When you order online, you get automatic e-mail acknowledgements that the order was received, and fast, secure .PDF format report delivery. It's the single biggest time saver available to both of us! We don't have to manually enter information from a fax, and you don't have to wonder whether the order was received.
- Complete and accurate subject property data is crucial.
- Having just one number incorrect on the street address can really add unnecessary time to an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. We even welcome lists of recent sales in the area — though be advised that professional appraisers must always do their own due diligence on comparable sales, and ours may differ from yours.
If you have any questions about your property or an appraisal we're working on for you, you're always free to contact us
- Are you letting us know up front any elements of the property that might make it unique?
- It's relatively easy to appraise a cookie-cutter house. What takes time is analyzing how unique elements contribute to or detract from what otherwise would be a property's market value. Let us know up front when you order your report if there are unique elements of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, it's predisposed to flooding. While these are things that we will find out on our own, knowing them sooner makes your report arrive faster.
- Do the occupants know what to expect?
- Confirming an inspection time and date with the homeowner can be one of the most time consuming tasks in the appraisal process. We understand that a homeowner may be uncomfortable with an outsider inspecting every square foot of their home, taking pictures, and making numerous notes. Under the belief that it will increase the value, some homeowners believe they must make the place spotless before the inspection. So they delay the appointment until they have cleaned.
Coming from you -- a person they are working with on their loan -- some information about the appraisal process, who we are, and especially that dusting and polishing won't make it more likely their sale will close, and can go a long way toward trimming the time it takes to inspect a home. Our website has several pages of relevant information about the appraisal process for homeowners. Please feel free to share it with your clients. They can even call us if they want to become familiar with our staff and services. And tell them it's to their advantage to set the appointment as soon as possible!
